Regional Property Manager

SUMMARY

As a Regional Manager you will be required to oversee all aspects of management of the community portfolio and will be responsible for the implementation of comprehensive business plans, initiatives, and strategies that promote the optimum achievement of operational, financial, and overall performance of the assigned portfolio.

Area: Broward County and Miami Dade

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Regional Manager's duties and responsibilities may include but are not limited to the following:

• Responsibility for financial management of the portfolio including monthly financials, development and review of property budgets

• Providing leadership, guidance and support to property managers

• Providing excellent customer service and maintain open lines of communication among management, staff and residents

• Utilizing marketing strategies (online and conventional sources)

• Assuring that the policies and procedures of the company are carried out by management teams

• Having general knowledge of building systems and components

• Inspect common areas, vacant units, and occupied units on an ongoing basis, and to provide Property Managers with recommendations and observations to improve the property

• Building teams to unite staff within the portfolio and create a cohesive working environment

• Managing performance and discussing concerns regularly of all direct reports and team members

• Stabilizing the retention of staff members and develop career paths for those who desire growth

• Screening and interviewing of property staff and assistance with other human resource administration

• Assisting with legal issues including small claims cases and eviction

• Complete Variance reporting in a timely manner

• Vendor bidding and preparation of vendor contracts

• Ensure timely reporting

• Review all property reports weekly and / or monthly to ensure property always remains in compliance

• Responsible for oversight of any and all compliance audits

• Ensuring all compliance reporting is completed timely

• Providing compliance support for the onsite teams to ensure all properties are managing the sites according to the rules and set asides for each site

• Travel from property to property to conduct site inspections on a daily/weekly basis

• Confident presenting performance to a group

EDUCATION (OR EQUIVALENT EXPERIENCE)

• Experience managing affordable housing sites.

• Experience as a regional manager in residential property management with supervisory / management experience; HCCP and CPM/CAM designation is a plus.

• Bachelor's degree preferred, commensurate work experience will also be considered

• Experience managing a portfolio with over 1000 units.

• Knowledge and use of a management software. Preferably RealPage/OneSite and/or Yardi.

• Demonstrated success in leadership, staff development and team building

• Understanding and experience with all aspects of asset management, finance, operations, leasing and marketing

• A strong and effective leader and communicator with high level presentation, written and verbal communication skills

SKILLS/KNOWLEDGE/ABILITIES REQUIRED

• Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

• Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

• Ability to define problems, collect data, establish facts, and draw valid conclusions.

• Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
