SUMMARY

The Centralized Senior Leasing Manager is responsible for maximizing occupancy and revenue performance across a portfolio of 10–15 affordable housing communities through centralized leasing operations. The primary objective is to maintain occupancy at or above 98% while delivering an exceptional virtual leasing experience. This role uses deep expertise in EliseAI and Yardi Voyager 8, ensuring all prospect communications, tours, applications, waitlists, leasing activities, and recertifications are managed accurately, largely virtually and with strong knowledge of LIHTC and other affordable housing programs guiding every decision.

Candidate must reside in Florida and be willing to travel as needed to support portfolio communities.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Occupancy Ownership: Maintain portfolio occupancy at 98% or greater across an assigned portfolio of 10–15 communities.
  • EliseAI expertise: Serve as the portfolio's subject matter expert on EliseAI, overseeing AI managed lead conversations, monitoring conversation quality, correcting escalations, and keeping the AI's community specific knowledge base current and accurate.
  • Yardi Voyager 8 expertise: Serve as the portfolio's subject matter expert on Yardi Voyager 8, managing the Rent Café Affordable Housing, Prospect Pipeline, Unit Availability, and Applicant Records so every community's data is accurate and current.
  • Lead Management: Respond promptly and professionally to leads not resolved by EliseAI, and personally handle any lead requiring judgment, escalation, or a human touch.
  • Recertifications: Manage the recertification process virtually and proactively, tracking upcoming recertification dates across the portfolio and ensuring residents submit required documentation on time to avoid compliance lapses or occupancy loss.
  • Applications: Guide applicants through the rental application process virtually, clearly explaining documentation requirements to ensure timely, compliant submissions.
  • Maintain consistent communication with applicants and residents to collect missing documentation, resolve outstanding items, and provide regular status updates.
  • Collaborate closely with Preferred Compliance, the third-party compliance agency, to ensure application and recertification files meet all program guidelines and receive timely approval.
  • Track and report occupancy, leasing, and recertification performance by community to the Regional Property Manager and executive leadership, flagging any community trending below 98% occupancy and the plan to correct it.
  • Conduct ongoing market research and competitive analysis, recommending pricing, incentives, or outreach adjustments to protect occupancy across the portfolio.
  • Ensure all leasing, recertification, and AI-managed communications comply with Fair Housing laws and affordable housing program regulations (e.g., LIHTC, HUD).
  • Travel to portfolio communities as needed to support leasing events, or occupancy issues that require an on-site presence.
  • Track KPIs including occupancy, lead conversion, days vacant, and application processing time.
  • Travel up to 40% as business needs require.

EDUCATION (OR EQUIVALENT EXPERIENCE)

  • Minimum 3 to 5 years of multifamily property management experience.
  • Minimum 3 to 5 years of affordable housing leasing experience.
  • Centralized leasing experience preferred.
  • Bachelor's degree in Business, Real Estate, or related field preferred, but not required.

SKILLS / KNOWLEDGE / ABILITIES REQUIRED

  • Elise AI knowledge.
  • Advanced Yardi Voyager 8 proficiency.
  • Strong working knowledge of LIHTC recertification requirements and timelines.
  • Experience processing Housing Choice Vouchers (HCV).
  • Expert knowledge of LIHTC, HUD, Section 8, HOME, SAIL, and Fair Housing.
  • Excellent organizational skills with the ability to manage occupancy across multiple communities and deadlines at once.
  • Proficiency with Microsoft Office Suite.
  • High level of personal initiative, integrity, and accountability, with comfort operating independently in a virtual-first role.
